We would like to thank you for taking the time to review our services. As a company that is striving to set ourselves apart from the rest of the "Property Management Pack" we believe that it is essential in our operations to let our owners know exactly what to expect from us. Below you will find a detailed outline on what we will offer you and your property.

Cleaning & Linens:

Cleaning Fees Include Linen Washing Fees, Paper Products, Soaps, and Garbage Bags.

1 bedroom 1 bath: $70.00

1 bedroom 2 baths: $75.00

2 bedroom 2 baths: $ 85.00

2 bedroom with bunks: $95.00

3 bedroom 2 bath : $105.00

3 bedroom 3 bath : 145.00

Houses based on sq ft/location.

Deep Clean Fees :

3x's Regular Fee Plus $12 Twin Comforter Cleaning

$14 Queen Comforter Cleaning

$15 King Comforter Cleaning

Carpet Cleaning based on Individual Condos there is NO MARK UP from us.

Checklists can be furnished to you upon request.

Maintenance:

Monthly Base Fee: $20 per month.

Includes :

Air Filter Fee and Change
Smoke Alarm Test/ Battery Replacement.
Checking of ALL Remotes/ Battery Replacement Fee
Light Bulb Changes/Light Bulb Fees including floods and florescent.
Flushing of AC drain.

Owner can elect to have 2x's monthly for $35 per month. Minor repairs known in advance will be handled with this fee.

Non Routine Maintenance $35 trip fee which includes 1st hour of work.

$25 per hour for any additional hour plus cost of parts.

Yearly "Preventative Fee" $40. Performed in November of each year. Monthly fee will not be charged in November.

Concierge:

We will offer "Welcome Baskets" to all of your guests. These baskets are well prepared and will include a small basket full of tasteful snacks and a nice bottle of wine to give a lasting impression and give the guests a welcoming feel upon arrival.

All units will have beach chairs,1 umbrella, beach towels, sunscreen, and aloe in the units available to the guests to use.

At the cost of the guest we will offer a full range of services including : Full itinerary planning of their trip, Grocery Shopping and Set Up, and Discount Ticket Packages.
